The Town of Warrensburg is applying for a New York Main Street grant. The more eligible projects submitted, the larger the funding request to the state — and the more money comes back to our downtown.

Who Can Apply?
This program is open to owners of commercial and mixed-use buildings located within the Warrensburg Hamlet — the Main Street corridor and surrounding downtown area. In some cases, tenants or leaseholders may also be eligible; contact Flatley Read directly for details.

Located within the Warrensburg HamletProjects will be used to define the target area with the greatest concentration of need and impact.

Able to front project costsThis is a reimbursement program — you pay contractors first and are reimbursed after work is complete.
What Work Is Eligible?
Projects are selected competitively and scored on visual impact, commercial impact, residential impact, and readiness.

What Gets Prioritized?
Projects are selected competitively. Shovel-ready applications with plans, quotes, and financing already in place have a significant advantage.
Improves the exterior appearance of buildings
Restores historic structures
Creates new upper-floor residential units
Creates new commercial spaces
Reduces barriers to accessibility
Is "shovel ready" — plans, quotes, and financing in place
Leverages significant private investment beyond the minimum match
Helps implement local or regional plans and strategies
Important Program Requirements
Read these carefully before applying. A few requirements trip people up — especially the reimbursement structure and the no-work-before-approval rule.

Reimbursement program — you pay firstYou must be able to pay contractors in full upfront. Reimbursement typically takes a few weeks after you submit invoices and proof of payment. The property owner cannot perform their own work.

No work before approvalWork started prior to program approval is ineligible for reimbursement. Costs incurred before award cannot be used as match either.

Environmental review requiredDepending on scope, this may include asbestos surveys, lead-based paint testing, radon testing, and historic preservation review. The good news: testing costs may be an eligible project expense.

Minimum 25% local match requiredAt least 10% of total project cost must come from the building owner. In-kind labor and donated materials do not count as match.

Improvements maintained for 5 yearsA Property Maintenance Declaration will be required. If you sell within the 5-year term, a pro-rated portion of the grant must be repaid.

Residential unit rent limits applyAssisted residential units that are vacant at time of renovation must be marketed to households at or below 90% of median family income during the 5-year regulatory term.
